Combined Property Settlement Agency Pty Ltd

When do I need a conveyancer or settlement agent and who does conveyancing in WA?

Whenever you buy or sell real estate, you will need to appoint someone to handle the settlement of the transaction, i.e. the exchange of money for transfer of ownership. Most real estate agents will happily refer you to a settlement agent, but you can choose your own.

Conveyancing is done by settlement agents or solicitors in WA. Settlement agents are specialists in property sales i.e. we do not handle wills, divorces or criminal matters, etc, but must satisfy the government of WA that we are sufficiently trained and experienced to be allowed to operate. We are very strictly controlled to ensure the consumer is always fully protected.

Do I need a solicitor as well?

Very few people consult a solicitor before entering into an offer and acceptance, but whenever it is necessary or prudent to do so we recommend you seek legal advice in relation to the terms of the offer and acceptance.

How much does it cost?

Have you heard the expression “If you pay peanuts you get monkeys”?

It applies to most things in life as well as buying property and employing service people. Apart from creating a false economy by “shopping around” for the cheapest quote, choosing the cheapest may introduce risks.

Cut-price conveyancing relies on cut price service and shortcuts.
